Why Seasonal Garage Door Maintenance Matters in Oregon

If there is one thing we have learned in more than 75 years of working on garage doors around Lane County, it is that Oregon weather does not take a season off — and neither should your garage door maintenance.

Between damp winters, pollen-heavy springs, dry summers and wet falls, your door goes through a lot. Moisture leads to rust and stiff hardware, temperature swings make metal expand and contract, and everyday grit works its way into rollers and tracks. Left unchecked, those small stresses add up to squeaks, slow operation, and eventually a breakdown at the worst possible moment.

That is why we recommend a garage door maintenance check at each change of season. A seasonal tune-up is one of the easiest and most affordable ways to extend the life of your door and avoid surprise repairs.

What a seasonal garage door maintenance visit includes

• Inspecting and lubricating rollers, hinges, springs and bearings
• Checking and tightening hardware that vibrates loose over time
• Testing the door balance and the safety reverse on your opener
• Looking for early wear on springs, cables and weather seals
• Checking the bottom seal and weatherstripping, which take a beating in Oregon rain
• Making sure the whole system runs quietly and safely

Why it is worth doing

A well-maintained door simply lasts longer. Most quality doors and openers are built to last 10 to 15 years, but that assumes they are cared for. Regular garage door maintenance helps you reach the top of that range and beyond, keeps the door running quietly, and catches little problems while they are still cheap to fix.

The economics are hard to argue with. A worn spring caught early is a routine service call. A spring that snaps is a car stuck in the garage, a door that will not open, and an emergency visit. The same is true of frayed cables, dry rollers and a misaligned safety sensor — all easy to spot during a tune-up, all disruptive when they fail on their own schedule.

What you can do between visits

A few minutes every couple of months goes a long way. Watch and listen to the door as it opens: it should move smoothly and evenly, without grinding, popping or hesitating. Look at the cables on either side for fraying, and glance at the rollers for cracks or wobble.

Test the safety reverse by laying a scrap of wood flat on the floor in the door path and closing the door — it should touch the wood and immediately reverse. If it does not, stop using the door and call us.

One thing we ask you not to do yourself: anything involving the springs. They are under enormous tension, and it is the single most dangerous part of a garage door. Leave those to a trained technician.

Signs it is time to call

• New or worsening noise — grinding, scraping or banging
• The door moves unevenly, sags on one side, or does not sit level when closed
• It hesitates, reverses on its own, or needs a second try to close
• Visible gaps around the frame letting in drafts, rain or light
• A gap in the spring coil, or any frayed cable
